Hello
Has anyone in this here forum had any experiences with house extensions, have they worked on or had some builders come in? If so, how much did it cost you and who did you get it done by? Cheers. |

Extension of what?
New bedroom? New Bathroom? Entire new wing? I would seriously suggest getting a Builder. The horror stories I get from my dad (Chipy) from people trying to do it them selves. Ends up costing them twice as much and they have to pay a builder to fix all their s***. But if you know what you're doing (In a trade yourself?) then you could probably pull it off. But if you were a Tradie, you wouldn't have made this thread I guess. |

Extending up, down or out?? Up and down are a bit easier then out since you don't have to worry about evesments etc etc.. A couple of mates who were into developing etc reckoned for the little guy you can't much beat the value of just bricking around the outside and framing all the internal walls (insulation etc etc..)
But yeah no brainer, get a builder, have some proper plans made and surveys done (I hear pave likes to draw pictures).. Maybe get Exi to lay you a slab, trog to lay some bricks and scooters day to put up the boards.. Its the house that QGL built! /oh and edit.. Great opportunity to wire up that home theatre or computer room you've always wanted.. sooo much cheaper to put down wires when you've got open walls then bashing them to f*** later on! last edited by Boxhead at 18:12:53 12/Jun/08 |

not cheap:
ud need plans, builders have so much work on atm, so they can afford to charge more best way to find out is get your local paper and call some builders and get them to give you some quotes (if they have time to do the work) |

good luck finding a builder before xmas, most builders are busy for like 6-12months

im a plasterer, and no one can give you an accurate price untill you have plans ready, cost will vary alot from builder to builder and also be prepared for even more costs as the job goes on... it happens every time

What exactly do you need done. How big of a job is it, if it is only small things you could just do cashies. Im a chippy and work with some blokes that do cashies.
Depending on the size of the job you might need to get plains and get it certified. Thats were it gets costly. Might be hard finding a builder, as said before, i think we have over a year of work lined up. It is for building up. Plans have been done ages ago. I was more after what other people have done and what it cost them. |

They say for a single story it is around $24k per room.
If you lift a house it is around $15-20k but to build in underneath it is around $100k. It all depends what you want done. To add a room, ensuite, walk in wardrobe, and linen closet (including all plumbing, roofing, electrical, windows, blah blah blah - we are looking around $80k (that is being generous and budgeting for f*** ups) |

If you are looking to build in under an average size Queenslander on a level block that is already reasonable head height you should budget $100k minimum to bring it to a liveable stage ie: doors, floor coverings, light fittings paint, bathroom etc.
We are looking at doing it to our place and that was our *rough* estimate. My father-in-law is a bricklayer by trade and an all round handy man, he is busting to do it for us labour free. Well he supplies the labour without charge, not he'll do it but not do anything. We should be able to bring it under the 100k but then the tough bit is finding the time.... oh and the money. last edited by mission at 20:50:54 12/Jun/08 |

If you need to lift the house to make it livable (i think its around 2700 to the ceilings) then that will cost a bit.
To lift a house and have it re stumped, you would be looking around 20g, a slab for a decent size house can be around 10g. If u want i can get u a average square meter price of an extension. Let me know. The one we are doing at the moment is a lift and shift, then building under and adding some things to upstairs. And big decks out the back. About 300g worth. I'd say you'd go close to having it done by November if your money is arranged and we can get plans into council pretty quick. We renovated my last place. Wanted to go up, but due to the age of the house (heritage ruling) we weren't allowed to make significant alterations to the existing structure. So it ended up as an extension. We went from a 3 bedroom 1 bathroom home with only a small living area and no dining to a 5 bedroom, 2 bathroom home with 2 living and a dining. We extended to the rear side and went up in the extension. This cost about $180k, which also included a double LUG. However, I got alot of 'mates rates' as I work for a Developer and called in alot of favours. The original plan that involved raising and building underneath, was budgeted to be about $110k. I ended up selling the place because I felt we overdid it, so I took the profit and moved 2 blocks away. The one I'm in now is already raised and has a full slab underneath - I don't think it will cost much more than $60k to add a couple of bedrooms, a very basic bathroom and a big rumpus downstairs. |

oh and I did all the painting and tiling myself and also laid the floating floor in the living space - which saved heaps. You sound like a tightarse like me, so there is nothing stopping you from doing the same.

I just had my front and back decks and staircases redone for about $20k (Not including the main bearers which were sound). This s*** ain't cheap so bring a big wad of cash.
I started looking at Christmas and the job was completed around April. |
