What type of renting rights did you want to know?

Our old house mates, just left 2 weeks ago and trashed the place, just heaps and heaps of small things, like stealing plates from sets, ornaments, putting paint in the washing machine. And the A4 list goes on.

nf speaks the truth... its often quite a pain to get someone to move out if they don't want to... police won't help the landlord but will help the tenant if the landlord damages their stuff by 'throwing it out' or whatever

Maybe the landlord has gone bankrupt and needs to move back into his house?

If there's an early termination clause in your lease then he can pay out the penalties, otherwise stick it out until the end of your lease.

Renting sucks.

We were just asked to renew our lease, so this means that the rent per week has gone up by $100.00 in the two years we have been there.

Seeing as we are in a s***ty old queenslander, and the owner is in town today, we asked them to consider making some 'improvements' to the house seeing as nothing has ever been done as long as we've been there. Of no - correction! They replaced the front stairs when they had rusted away from the foundation, but that still took a couple of weeks.

Anyway we left a wish list on the kitchen bench this morning for the agent and the owner, should be interesting to see if anything comes out of it. He's sure making enough off us now.

Oh and some tradesman he contracted damaged a whole lot of our stuff and we didnt make a big deal out of it. Leverage?

seriously, its worth paying the extra $100/wk for a mortgage to get rid of the 'will i be here in a year' 'damn landlord, i just want to put up some pictures' 'i don't like that door there' 'rental inspection wtf' 'rents gone up again and has now surpassed the point of what my mortage would be if i had have bought when i started renting'.

He's not "making money" off you, he likely has a mortgage on the property
In my situation, my rental property is negatively geared so I'm losing a substantial amount of money on the property, the rent is just a way to pad the repayments
I plan on making money when I sell it

No, he owns it outright, lives overseas. I realise theres rates and water bills etc, but as I said, no investment has been made back into the property since we've been there. And it was disgusting when we moved in, hadnt even been cleaned.

No, it might not be directly his fault, but if someone comes into your house, damages a whole lot of your s***, are you just going to think nothing of it? If we had the opportunity to talk to the tradesmen, then we would have, the work was done during business hours, and we work, and when we discovered the damage we made a comlaint to the property manager. The owner is overseas, so its not the most ideal situation for effective communication.

I rent but I also own a few houses in Brisbane .. the reason I rent is because I had to move interstate on short notice. I'm hardly the bottom end of society or a person who can't get their act together.

our big old queenslander was falling down and the owner only fixed the bare minimum, but we were only paying $235 a week to live in annerley and he never put the rent up, we were there nearly 4 years

If you own a rental property of course you are only going to do the bare minimum to keep it going, other than essential maintenance of course.

I am TOTALLY sick of renting...and have only rented for 1.5 years of my life. Basically I was completely upfront with EVERYTHING, i was reasonable and allowed sufficient time, but if there was a problem that needed fixing and they f***ed me around for more than 3 days (ie not confirming when it was going to be fixed) i started calling...every day.
We got kudos from the previous Real estate agent for being a pleasure to deal with etc, but that didn't stop me from being assertive and making sure s*** got done.
If there is a problem like that, speak up - straight away. We had painters at our place for 3-4 weeks, at like 7am in the morning - the last thing you want in the morning, is some painter outside your window when you are getting changed for work. The painters were total messy bastards, sanded down half the house putting dust EVERYWHERE without telling us. I called the real estate and basically said it was unacceptable and they gave us free rent. That's fair IMO.
Then in your case if nothing is done about it, keep speaking up until something is done. Real estates are lazy bastards, if you annoy them enough s*** gets done.

Up until 6 months ago, it was rediculous to own a house for a young person, I was making good money, but I don't want to live in ipswich just because I want to own property.
Not everyone got in at the right time, mortgage repayments (until 6 months ago) were at least double my rent - so don't bunch everyone into the same basket.
That said, once i pass probation at my new job, I'll be buying a house lickedy split while interest rates are good.

If you can't afford a mortgage when rates are high then you can't afford a mortgage, period. Rates are really low at the moment - and getting lower - this will not last into the medium term.

I'm buying soon because renting is for CHUMPS!

The only reason why you would rent is if you can't afford the extra $100-200/week or if you are investing that $100-200/week with other methods.


Investors must be laughing when they use renters to pay for the majority of the the interest of a home then sell that home for much $'s!

I also expect house prices to drop a little more over the next 6 months at least, with interest rates dropping also. Perhaps the rates will start to rise a little toward the end of next year.

When you move into a rented property borrow a digital camera and take pictures of the inside and out.
When work is to be done on the house take pics of the before and after.
If theres damage you must notify the real estate asap.

I wouldnt be letting strangers into my home unsupervised to do work.
Couldnt you get some time off or arrange a friend to keep an eye on things ?

Heres my quick rental story ..
GF and I were living up the coast and wanted to move back to Brisbane.
Her friends parents owned some rental properties at Break-in Ridge.
Tiny house with no garage. Of course the owner was always 'popping in' and would sometimes do work outside without giving us any notice.

Nothing grates me more then when Landlords would do drop-ins.
In fact up the coast the landlord in the townhouses we were in requested that rent had to be left just inside the door on specific days and he would turn up unlock the door and get the rent(i would assume look around too)

anyway back to original story..Eventually after 3 years fixed a broken Bathroom which was done by his brother in law that wasnt a qualified builder. did a s*** job then they wanted to jack the rent up 25%.

Ended up moving next door and the owner rented it to us for less than we were paying originally because she thought we were good ppl and it was a bigger better house with double garage.
The guys house then sat idle for 4 months and then he had some Ex-bikey and his ex-hooker wife moved in with dogs and trashed the place.

Moral is Good Tenants are worth keeping.
A good tenant is better than higher rent for a smart Landlord.

f***ing hell you guys are narrow-minded bastards! There are so many reasons not to buy. Here's five:

1. You're planning to leave the country in less than 3 years.
2. A major source of your income is ARC grants ( www.arc.gov.au ) which banks don't recognise as income.
3. You are concerned in the current economic climate that your job security is lower than it should be.
4. Rent is affordable in your 'good area' but buying is prohibitive in the same area.
5. When you rent maintenance responsibility is the landlord's.

buy a house when ur young and you wind up giving/losing half to ur wife.

Happened to all 6 of my cousins that buy/owned homes

ticman every place ive rented except for one we always had unexpected visits.
nothing used to piss me off more.

Ah.. it's illegal for landlords to randomly "pop in". They need to give you at least 24hrs written notice.


They can come anytime as long as you agree. They can come forcibly on 24hrs written notice every 6 months. Most estate agents don't do that though unless you're a potentially problem renter they want to check on.

I rented for years before buying a house and never had anyone randomly drop. I even told the estate agent that they couldn't come on to the property when they were standing at the curbside with potential buyers because they hadn't given me notice and she got back in the car and trundled away.

Sometimes it pays to check into what legal rights you have and not just accept what occurs.

1. As I said. Invest the $100-200 extra that you save by renting, into good return investments, things that offer higher then a standard savings account.
2. You can still invest as above.
3. As above.
4. As above.
5. The major advantage to As Above.

What I'm saying is that it is silly to Rent a house and throw the remainder into a standard savings account (of course have around $3000 easily accessible for emergencies).
If you can afford to Buy but choose to rent, then that extra $100-200 a week quickly adds up and is best worked when correctly invested. Keeping it in a savings account is not working your money, hence the term 'a Lazy $5000' (or whatever)

So I'll slightly change what I said:

Renting without investing is for Chumps!

Outside of currency, not much else will make a buck quick enough to use in that "3 years to move" window.

3 years no, 4 years yes if you are looking to eventually buy.

If you have 4 years to spare, dump your money into one of those government home loan savings accounts. The government co-contributes a bunch of cash into up to a certain amount. You have to have it for a minimum of 4 years.

You can also dump your savings into a 3 year term account if you want, usually higher interest rates then a normal savings account, of course they need x amount of dollers.

You can do managed funds for any period of time that usually has a better return then a savings account, some of those funds allow easy withdrawal without costs much like a savings account.
